Technical Due Diligence

Technical analysis

Technical due diligence: know the property before you buy.

Before acquiring a property, it pays to understand its true condition. Our independent technical due diligence identifies structural defects, building-services deficiencies, damp, permit exposure and documentary discrepancies before buyers and investors commit capital in Spain, Sweden or Greece.

What We Inspect

A clear technical report for a better purchase decision.

  • Structure and building envelope: Foundations, cracks, settlement, load-bearing systems, facades, joints, waterproofing, roofs, gutters and visible points of water ingress.
  • Building services: Electrical systems, plumbing, drainage, heating, ventilation, air conditioning, telecommunications, utility capacity and visible installation defects.
  • Damp and interior quality: Staining, efflorescence, condensation, thermal bridges, interior finishes, windows, doors and indicators that require further specialist testing.
  • Documentation, licences and maintenance: Available approvals, planning compliance, certificates and technical reports, followed by priorities for urgent, short-term and deferrable work with indicative costs.

Our Approach

Independent inspection. Document review. Decision-ready reporting.

Our process combines an initial brief, a systematic on-site inspection, photographic records and document review. We then issue an executive technical report with findings, intervention priorities, indicative costs and clear recommendations. We work exclusively for the buyer, not the seller.

Independent property technical due diligence

One method. Three local risk maps.

  • Spain: Planning compliance, rural land, community approvals, building licences, certificates of habitability, inspection records, structure, services and renovation exposure.
  • Greece: Planning and archaeological constraints, island access, utilities, structural condition, seasonal construction limits, contractor logistics and documentary consistency.
  • Sweden: Planning and building requirements, energy performance, moisture risk, building systems, cooperative rules, maintenance responsibilities and renovation feasibility.
