Located in the dense urban fabric of central Athens, K38 represents a dialogue between the chaotic energy of the city and the stillness of a sanctuary. This project involves the comprehensive restructuring of a fragmented, irregular pentagonal floor plan, reimagined as two adaptable, independent residence units.
The Design Philosophy
The design merges the rigorous precision of Scandinavian functionality with the tactile warmth of the Mediterranean vernacular. We stripped the interiors back to their structural “bones,” replacing the original partitioned layout with fluid, open circulation paths that embrace the building’s unique geometry.
Materiality & Light
The palette is intentionally restrained to amplify the quality of light. Honed travertine stone and matte white oak joinery anchor the space, providing a warm, earthy counterpoint to the intense Athenian sun. Instead of cool greys, we utilized textured beige plaster on the walls to soften the acoustics and diffuse daylight, ensuring the spaces feel enveloping rather than sterile.
The Experience
K38 is designed as a retreat from the noise below. The terrace is not merely an addition but a continuation of the living space—a curated garden of olive and lavender where the interior flooring transitions seamlessly to the exterior. Here, shadows are treated as a material, filtered through greenery to cool the living spaces naturally, creating a home that breathes in rhythm with the day.
