A second home has two briefs

The architectural brief defines the home, its relationship with the site and how it will be used. The delivery brief defines who decides, how progress is reported and how permits, consultants, contractors, quality and handover are controlled when the client is elsewhere.

Before purchase

Technical review of a plot or property can identify planning exposure, access, utilities, visible condition, available documentation and likely intervention priorities before commitment.

Design for place and use

Architecture, interiors and landscape respond to climate, seasonality, maintenance, privacy, views, daily routines and the way the property will be occupied.

Approvals and procurement

Technical documentation, local consultants, permits, contractor selection and offer comparisons are coordinated around the approved scope and target budget.

Construction and handover

Site progress, quality, technical questions, changes, budget status, completion inspections, snagging and final documentation are reviewed against the agreed project.

Professional credentials, applied locally

Our team combines COAM registration in Spain, the SAR/MSA professional title in Sweden and TEE-TCG registration in Greece, together with WELL AP accreditation. Each project is coordinated around the planning, technical and contractual requirements of its location.

Completion and snagging

Final inspections and outstanding items are recorded, assigned and followed through the agreed close-out process.

Project documentation

Available as-built information, approvals, certificates, warranties and supplier contacts are assembled for the client.

Maintenance information

Relevant maintenance requirements and operating information are identified to support the property after completion.

Aftercare responsibilities

The close-out record clarifies outstanding responsibilities, warranty contacts and the route for issues that arise after occupation.
