Prices reached 9,400 euros per sqm in 2025 with 20% annual growth. Chamberi sits just behind at 6,200 to 7,000 euros per sqm, drawing diplomats, professionals, and a strong international tenant base. Retiro offers prestige next to the park. Emerging districts like Tetuan and Arganzuela are appreciating at 5 to 7.5% annually as buyers move outward from saturated prime zones. More than 100 classic buildings are currently undergoing refurbishment in Madrid’s prime districts, and well-executed renovations in Salamanca regularly achieve 20% or more in value uplift.
